Duxbury DRB Minutes 11/12/06

Meeting was called to order @ 7:05 pm by Chair Moe Lavanway.
1st order of business was the hearing of application # 06-046 Sub-division of a 1 acre 
Parcel of land from the property of Dennis Marshall on river road.
Moe swore in Jim & Val 
Jim gave the clerk the proof of mailing.
Moe asked Jim to give a brief description of the sub-division. He said that he needed the 1 acre to build the 3 houses that he had planned for the area. The applicant was directed to get with select board member Todd Liberty and road foreman Dave Quinville to see exactly where the town trail went through the property (Hayden Hill) They couldn’t tell where it was located. Jim than got Glenn Towne to survey the area for the actual location. Glenn determined that the road was 2 rods (33foot) and pinned the location of it. 
Jim also stated that Dennis owns 186 acres and he would buy 1 or 2 depending on what he needed. Also the sub-division will not trigger act 250 review.
The building project will have 14 parking spaces plus a handicapped space.
Moe asked for the actual site plan for the total 186 acres and tax map—Jim didn’t have them...
Wayne thought that Jim would need more than 1 acre for the project and repeated it a few times during the meeting. 
The meeting will be tabled until 12/12/06 to allow Jim the time to get all the drawings requested by the board. It will be after the 2 already scheduled. 
2nd order of business:
Approval of minutes—was approved and signed off.
3rd order of business: ZA informed the board that the Despault building had been moved from the Hayden Hill Trail.
No other items –chair entertained a motion for adjournment. Ken made motion and Moe 
2nded –all voted in favor of adjournment.
